A simple repair is sufficing for localized damage, but if your roof shingles are damaged to an extent of 30% or more, a new roof is need of the time. One way of finding problems with shingles is to check them in gutter and downspouts. If your roof loses a lot of granules it may be at the end of its useful life.

Age – Paper Trail: At what age the roof needs to be replaced? This question is very common but it doesn’t have a straightforward answer. Try to find out when your roof was installed because then you’ll know how much life it has left. The expected lifespan of your roof varies greatly from the roof to roof. It depends on the type of roofing material and how well it is maintained. But to give you a rough idea – never expect a roof to live longer than 20 to 25 years.   

Rescued Roof? – Did your roof save you from a recent catastrophe? If there was a tornado or a hurricane, then definitely you should prepare yourself for a roof replacement. If the case is opposite, look for sagging spots and rotting boards to get an overview of the extent of the damage.
